The problem is that most of the information out there was written for a generic homeowner in a generic climate. Queens isn’t that. The winters here are hard on driveways in ways that matter, and so are the summers. What works in Phoenix or Minneapolis isn’t automatically the right call for a driveway in Ozone Park or Richmond Hill.

Here’s what you actually need to know.

Concrete vs. Asphalt Driveway: What the Real Difference Is

The short version: asphalt is petroleum-based and flexible; concrete is cement-based and rigid. That distinction sounds technical, but it has very practical consequences for how each surface holds up over time — especially in a climate like Queens, where temperatures swing from the mid-20s in January to heat waves pushing past 95°F in July.

Asphalt typically costs between $7 and $15 per square foot to install. Concrete runs $8 to $20 per square foot, with decorative or stamped finishes pushing higher. The gap isn’t massive on a standard driveway, but it’s real. What closes that gap — or widens it in concrete’s favor — is what happens over the next 20 to 30 years.

How Does Each Material Hold Up Through New York Winters?

This is where the generic advice breaks down. Concrete is rigid. When water seeps into small surface cracks, freezes, and expands, that expansion has nowhere to go. It widens the crack, chips the surface, and over several winters, can cause serious spalling.

This freeze-thaw cycle is one of the main reasons concrete driveways in the Northeast require more attention than the same product installed in a warmer climate. Asphalt handles freeze-thaw better because it’s flexible. It contracts and expands with temperature changes without developing the same stress fractures.

The dark surface of asphalt also absorbs heat from the sun, which helps melt snow and ice faster than a lighter concrete surface would — a real, practical advantage during a Queens winter. But here’s what most articles skip: Queens summers are genuinely hard on asphalt too.

The urban heat island effect means surface temperatures in dense residential neighborhoods can run significantly hotter than the ambient air temperature. Asphalt that wasn’t installed on a proper compacted base — or that’s been left unsealed for years — can soften and track in that kind of heat. You’ve probably seen it: the surface gets tacky, tire marks appear, and the edges start to push out.

So neither material is a clear winner for Queens conditions. Asphalt handles the cold better; concrete handles the heat better. An asphalt driveway installed on a solid crushed stone base, sealed on schedule, and kept in good repair can last up to 20 years. The Long-Term Cost of Each Driveway Type in Queens

Installation cost is where most homeowners start the comparison, and it’s a reasonable starting point. But it’s not the whole picture, and in Queens specifically, a few factors push the long-term math in directions that aren’t obvious upfront.

Asphalt requires more active maintenance. You should seal it 6 to 12 months after installation, then reseal every 3 to 5 years after that. Done consistently, sealcoating can extend the life of an asphalt driveway by 100 to 150 percent — which is a significant return on a relatively modest recurring cost. Skip the sealing, and you’ll likely be looking at resurfacing or replacement years earlier than you should.

Concrete requires very little routine maintenance. You don’t seal it on a schedule the way you do asphalt. That sounds like an advantage, and in a mild climate it would be. In Queens, the calculus is different.

Road salt — used heavily by NYC DOT and by homeowners themselves — accelerates concrete surface deterioration significantly more than it affects asphalt. If you have a concrete driveway near a street that gets salted in winter, or if you’re using rock salt on the surface itself, you’re shortening its lifespan. And when concrete does need repair, it’s expensive. Concrete repair runs $3 to $25 per square foot, and matching the color and finish of the existing surface is rarely perfect.

Asphalt repair is more accessible. Small cracks can sometimes self-heal during warm weather as the material softens slightly. More significant repairs are generally less expensive per incident than concrete repairs, and the patched areas blend in reasonably well.

The honest summary: asphalt costs less upfront and more in ongoing maintenance; concrete costs more upfront and less in routine maintenance but more when something goes wrong. For a Queens homeowner planning to stay in the house for 20-plus years, both can be sound investments — with the right installation and the right maintenance plan behind them.

Asphalt Driveway Resurfacing and Concrete Driveway Resurfacing: When You Don’t Need to Start Over

A lot of homeowners assume that a damaged driveway means full replacement. That’s not always true, and in Queens — where the housing stock runs heavily toward homes built in the 1940s through 1970s — a significant number of existing driveways are candidates for resurfacing rather than full tear-out and replacement.

The distinction matters because resurfacing costs considerably less than starting from scratch. If the sub-base beneath your driveway is structurally sound, you may be able to restore the surface without the expense and disruption of a full replacement. The key word is “if” — and that’s a determination that requires someone to actually look at your driveway, not just give you a quote over the phone.

When Does Asphalt Driveway Resurfacing Make Sense?

Asphalt resurfacing — also called an overlay — involves applying a new layer of asphalt over the existing surface. It’s appropriate when the existing driveway has surface-level deterioration but the base underneath is still stable and properly compacted.

Resurfacing is typically the right call when the driveway is more than 15 to 20 years old and showing widespread surface wear, but there’s no significant heaving or drainage failure. It also works when more than 30 percent of the surface needs attention, but the cracks are mostly surface-level rather than structural. If existing patches are starting to fail but the overall grade and drainage are still working correctly, resurfacing can extend your driveway’s life.

Where resurfacing is not appropriate: if the sub-base has failed, if there’s significant heaving from tree roots or frost, or if cracks are wider than about a quarter inch and deeper than two inches. In those cases, you’re putting a new surface over a broken foundation, and it won’t hold. A reputable asphalt pavement contractor will tell you this upfront. If someone is pushing hard for a full replacement without explaining why the base needs to be addressed, that’s worth a second opinion.

The quality of the sub-base is the single most important factor in how long any paved surface lasts, whether it’s asphalt or concrete. A driveway paved over a properly compacted crushed stone base will outlast one paved over an inadequate or poorly graded base by years — sometimes by decades. This is where the difference between an experienced asphalt paving contractor and a low-bid operation tends to show up most clearly, and it’s not visible on the surface until it’s too late.

What About Concrete Driveway Resurfacing — and Is There a Third Option?

Concrete resurfacing is also possible and can be a practical solution when the underlying slab is structurally intact but the surface is worn, stained, or showing minor cracking. Options include concrete overlays, which can be applied in a range of finishes — including stamped and colored patterns — to restore or even upgrade the appearance of an aging surface. If the slab has significant structural cracks, settled sections, or drainage problems, resurfacing won’t solve those issues and full replacement is the more honest recommendation.
